Skyline Firestopping Ltd

Fire Stopping Contractors & Compartmentation Installation in London & the Thames Valley

Firestopping for Gateway 2 handovers across London, installed as tested and evidenced so your handover holds. Delivered by a BM TRADA Q-Mark certified team.

The service

Holds in a fire. Holds up in an audit.

Holes in fire-rated walls are how fire spreads through a building. We seal them, prove every seal, and hand you evidence that stands up at sign-off.

Before you appoint any contractor, ask for per-seal photos, tags and a traceable handover record. Skyline hands you exactly that, ready for building control, the BSR and insurers.

  • Tested systems, installed exactly as tested No engineering shortcuts. No “site decisions” on safety-critical seals.
  • Alongside your other trades Firestopping installation that stays flexible in a dynamic environment and works the way construction actually runs.
  • Certified, experienced installers BM TRADA Q-Mark third-party installer certification, audited on the workmanship itself. See how a certified installer compares to a generalist, then verify our certificate number on the BM TRADA Q-Mark register.

Skyline delivers the fire stopping London developers can defend, across Greater London, the Thames Valley and the M4 corridor, from our Henley-on-Thames base.

The purpose of Skyline is to make the UK much safer. It's simply put, there are just not enough buildings that have the highest standard of fire stopping or passive fire protection fitted. And it's my purpose and Skyline's purpose to make sure that we change that.

We want every building to be as safe as possible. We want every resident, every tenant, every homeowner who lives in a building, a high-rise building, to be as safe as possible and to be safe from the risk of fire.

We've all seen in the news what happens when buildings aren't correctly fire safe. And no one wants that to happen. Our purpose is to make sure that that doesn't happen again.

What we install

Firestopping services

Every firestopping installation below is delivered the same way: tested firestopping materials and products, installed exactly as tested, photographed and captured in the golden thread before it’s covered over.

Evidenced before cover-up

Proof, per seal — the evidence pack you hand over

Photographed before cover-up. Every penetration, joint and cavity: photographed before, during and after installation. Every seal tagged — company, installer, date.

Built as the work goes in. The record builds into your Gateway 2 / Golden Thread pack as work proceeds. It's what building control, the BSR and insurers check at sign-off.

Proven on the landmarks. The same discipline behind The Gherkin, Olympic Park and Grosvenor Square. What you hand over: proof, per seal, that the line holds.

Item-level evidence per sealOur firestopping installers photograph and tag every seal individually through our own item-level evidence record. No batch sign-offs.
Built to Gateway 2 / Golden Thread structureThe pack is structured from day one of the install, not assembled at handover.
Seen before it disappearsOn new build, we capture the seal before plasterboard hides it.
Checked by the people who matterBuilding control, the BSR, insurers and owners check the pack, not a verbal assurance.

How we work

We work backwards from your deadline

Pragmatic, professional, relationship-led: we work backwards from the building’s safety requirements and your deadline. The project is set up before anyone opens a tube of mastic, and you hit handover with the evidence already done.

  1. Step 1

    Design support

We sit down with your specifier and architect in the design phase, so the tested detail on the drawings matches what actually gets installed.

  2. Step 2

    Structured kick-off

A structured project kick-off with a pre-start pack: every required document loaded in Onetrace, our compliance platform, before work starts.

  3. Step 3

    Trades coordination

The other trades are coordinated before they build, so nothing goes in that works against proper firestopping.

  4. Step 4

    Change control

An agreed change control process and approval matrix, fixed before work starts. This step gets ignored on most projects, and it is where downstream issues begin.

  5. Step 5

    Live compliance platform

Real-time access to the compliance platform for the entire project. You see every seal, photo and sign-off as the work goes in.

  6. Step 6

    Evidence & handover

Photographed before cover-up and tagged with company, installer and date. The complete Gateway 2 / Golden Thread evidence pack at completion.

Certification & insurance

Independent proof, not our word for it

Certification is not a legal requirement. It is the accepted way to demonstrate competence, and it is what separates a certified firestopping contractor from a generalist. These credentials put Skyline in the certified class, audit-ready from PQQ to handover.

BM TRADA Q-Mark certifiedThird-party installer certification, audited on the workmanship itself. The register is public. Check us on it.
Insurance cover in place£5,000,000 public liability, £10,000,000 employers’ liability and £250,000 professional indemnity.
NVQ qualified master installersNVQ qualified operatives. Each one is signed off by Skyline as a master installer of the systems they put in.
What certification changesThe difference shows at audit. See how a certified installer compares to a generalist before you award the package.
The purpose of Skyline is to make the UK much safer … we want every building to be as safe as possible.

Plain answers

Firestopping, answered

Who needs a firestopping contractor?

Developers, managing agents and commercial landlords with higher-risk buildings: 18 metres or 7 storeys with at least 2 residential units under the Building Safety Act. Skyline serves them across Greater London, the Thames Valley and the M4 corridor.

What does firestopping installation include?

Eleven installation services on one coordinated scope: penetration sealing and penetration firestopping through fire-rated walls and floors, linear gap sealing where a linear gap seal must follow joint movement, cavity barriers and fire barriers on the fire compartmentation line, structural steel protection with intumescent coatings, beam clad systems, fire batts, every fire collar and wrap system, smoke sealing and compartmentation remedial works. Buyers also specify the work as fire-stopping, firestop installation, fire sealing or fire penetration sealing; the tested systems are the same.

How is the work evidenced?

Every penetration, joint and cavity is photographed before, during and after installation, always before cover-up, then tagged and captured in the golden thread as installed. The complete evidence pack is handed over at completion, and records are retained for 15 years.
